Posted by Victoria/FL Aahhhh! I just had to get that off my chest. I've recently received business from two new companies about a week apart. Upon receiving the confirmations for both, I notice that there are no instructions to have 2 witnesses sign the mortgage. I do the first signing, without a 2nd witness. When the SS gets the faxed backs, they call me to say that I need another witness BECAUSE FLORIDA REQUIRES IT. I politely provide them with the correct information to which they respond, "Well, that's true. But it's always good to have 2 witnesses sign anyway." Whatever. Because of the above signing, when I receive the confirmation from the 2nd SS, I ask, "does the LENDER require a 2nd witness?" To which they reply, "FLORIDA requires 2 witnesses." I just let it slide, ask the borrower for another witness and move on. Don't they know what a huge inconvenience it is to have a borrower get a witness? Many borrowers don't want their friends, relatives or families knowing their personal business. I know I don't - and knowing the law as I do, I would refuse to provide one. Okay I just had to vent. I'm so tired of being told that "Florida" requires a 2nd witness and asking a borrower to provide one. Thanks for listening!
