Sorry, but she has every right to hold you legally accountable for the monthly rent until the unit is rerented. You are breaking a legal contract, there is no grace period, or time to change your mind once you have agreed in writing.

:
: I copy and pasted this from the LTB website:
:
: Commencement of tenancy
:
: 13. (1) The term or period of a tenancy
: begins on the day the tenant is entitled to
: occupy the rental unit under the tenancy
: agreement. 2006, c. 17, s. 13 (1).
:
: Actual entry not required
:
: (2) A tenancy agreement takes effect when
: the tenant is entitled to occupy the rental
: unit, whether or not the tenant actually
: occupies it. 2006, c. 17, s. 13 (2).
:
: From what I understand from this your
: tenancy starts when you signed the lease,
: not when you move in, but there must be a
: way out of it!
: But I am not an expert, best to call the
: tenant hotline on this website or the LTB
: phone number.

: I signed a lease yesterday in haste to get

: changed my mind, and decided to move back
: home to save money, etc.
:
: I told the landlord about the situation, and
: she freaked out and threatened to take legal
: action if I don't pay first and last!!!
: Does she have any legal ground? Can someone
: please advise?
