Dan, it's 60 days from the first day of a monthly rental period which is usually the first day of the month.
Rental agreements can be terminated earlier as long as both sides and all involved agree and best to have a signed agreement.

: A lease is a binding contract, and thats why
: landlord's prefer them usually to month to
: month arrangements.
:
: There are many factors involved here. If a
: tenant must leave, they take risks that they
: could be held liable for rent as long as the
: place stays vacant. Although the landlord
: must try to mitigate (lessen) damages by
: attempting to rent, if they have a few
: vacanices this may be small comfort.
:
: If the reason for leaving is that the
: landlord has not lived up to their
: obligations, then you can ask the Landlord
: Tenant Board to terminate the tenancy.
:
: Best and safest bet is to try to sublet or
: assign the tenancy, or stick it out to the
: end of the lease.
:
: And a huge tip for all tenants. You have a
: right to go month to month at the end of a
: fixed term lease. You don't have to sign a
: thing. In that case, all that is required is
: 60 days notice.
:
: Always call our Hotline at 416-921-9494 for
: specific advice and information.

: Okay this is borrowed from another thread.
: I'd
: like to get an answer from someone in the
: know here as someone mentioned this and i
: thought this deserves it's own thread.
:
: If someone wants to terminate a 1 year lease
: 10 months early can they just stop paying
: rent then wait to be served an N4 and move
: out on the termination date 14 days later
: and be free of all obligations? meaning will
: they still owe for the amount of time it
: takes the landlord to re-rent the unit? Will
: this hold up in small claims court?
