Although the landlords request was wrong I assume your friend was not able to find acceptable accommodations elsewhere otherwise he would not have agreed to the arrangement in the first place. Aside from the issue of the prepayment of rent what is the reasoning for your friend deciding not to live in the apartment. Had he still wanted to live there would the prepayment of 9 months be acceptable to him under the circumstances.
Signing the lease was definitely a mistake but obviously acceptable to him at the time, signing a lease without viewing the apartment was irresponsible on the part of your friend and I suspect his reason now for not wanting the apartment.
Although he should be able to get out of the apartment it will not be without costs and it would be easier for him to possibly negotiate something directly with the landlord or move into the apartment and make the best of things.
Once the nine months are up things will be normal and hopefully he will be happy with the place.
I know he has a solid case to get most of his money back I am simply suggesting that it may not necessarily be the easiest way for him to go.
