Landlords may ask for SI#, drivers license, proof of employment, income, present address, present landlord and contact information for employer, landlord, personal references etc. Although there are very few restrictions on what they can ask for you may decide what information you wish to provide. Conversely a landlord may reject your application in the event you do not provide all of the information they require.
Landlords may reject based on financial risk, pets, smoking, number of individuals intending to occupy the unit etc. They are not required to give a specific reason when rejecting a applicant.
Often the response may be something along the line that they have accepted a more qualified applicant.
What they may not do is discriminate as defined by the Human Rights Code.
Moderator Note: Tenants have the legal right to have pets and to smoke in their apartments. It may also be a human rights issue to discriminate on family type, and certainly you can not insist on adults only.
Any lease clause to the contrary is unenforceable.
Tenants are responsible for any damages caused by any activity in the apartment.
All of the above note applies to tenants covered by the Residential Tenancies Act, with exceptions if you are in non profit housing and the Social Housing Reform Act is in effect.
