I am currently renting an apartment on a month to month term... on June 30, I faxed in my termination of tenancy. Stupidly, I did not print out a confirmation. On Aug 7, I received a notice saying that I did not pay my rent. (It should have been my last month of rent...) I contacted the property management and they said they never received my fax. I couldn't win my argument without hard proof. So they agreed that if I find a tenant that's willing to take it for a year, they will let me off.
I have been searching for tenants and found them a few. First one I got was a pt student who works at a hosiptal. He has been making $3k every month for the last 4 years, and has bank statements to prove it. The landlord insisted that is not enough and requires a co-signer. His family is in vancouver and the landlord will not accept out of province co-signer. Second potential tenant was an older lady who is from new brunswick, she has a contract postion at one of the universities and is looking for a place. The landlord demanded a co-signer because she is from out of the province... of course, all her friends/relatives are in new brunswick. The third potential tenant i found is a recent graduate that has been employed full time for 2 months. He has a letter of employment, and is able to pay the deposit and everything. Once again the landlord insisted that he gets a co-signer because he has only been working for 2 months. His family is overseas.
So at this point, I am feeling very frustrated, and feel that they are refusing assignment on unreasonable grounds. What can i do? Can i make an application to the board? Will i have a chance at winning, or it will be a long and painful process?
