Apparently, RTA law in various provinces about the right of a landlord to evict ALL the tenants in entire buildings in order to 'renovate'-- including such renovations involved as changing bathroom fixtures -- is complex and varied. I googled some of the court cases, but have not been able to find anything about Ontario. Results in other provinces have been mixed, according to the cases that show up on GOOGLE.
Does anybody out there have any knowledge or experience about this topic?
Our suspicions have been aroused by the fact that the property manager spends a great deal of effort fussing with the station playing on an 80's boom box sitting on the lobby floor -- an item so unattractive that nobody has even bothered to STEAL it and so unpopular that it has been vandalized and the wall plug is frequently disconnected by passersby -- while there are a multitude of more pressing issues demanding attention. There has to be a REASON -- and one possibility is that claiming lobby renovation that would block the elevators might be an attempt to get everybody OUT so that electricity sub-meters could be installed and rents raised to what these people think is 'market.'
The cost/benefit analysis of such a move is problematic -- but the president of the property management firm is all over the internet with speeches about how to make 60's buildings more energy efficient -- and distrust among the tenants is so great that hell would freeze over before 100% of existing tenants VOTED to permit individual metering as the current ruling requires. ( EGO is what we would call a 'swamping variable' in cost/benefit calculations.)
