But I wouldn't buy a ranch without one. They're SO much more likely to know what you want/need from a property. They'll look for stupid neighborhood rules, like some "one four legged animal per acre" HOAs.
They'll be able to look for what you want more clearly than a non-horse person. If you say "barn", so city folk would think an oversized rubbermaid shed would qualify. If you say you want trail access, a horse person will know that wide ditches on the side of the road aren't the same thing as a true trail.
