The difference between a Realtor that sells regular homes and the one that sells horse properties are like night and day. A horse property Realtor will know what true horse fencing looks like (with the fence boards on the inside the fence not the outside) and if the well can be used for irrigation or not. Zoning is always a big deal and also knowing what kind of out buildings can be put on the property. The best way to weed out a realtor that says they sell horse property and one that truly knows horse property is to ask them a few horsey questions (that you already know the answers to) before you let them show you anything.
