Looking for horse property - do I really need an equestrian realtor? Posted by Fancy That on 5/29/2008, 2:08 pm 66.129.224.36 So we have been looking into buying horse property locally (South County) and we are finalizing our loan to get pre-approved. QUESTION: Do we really need an EQUESTRIAN REALTOR? As in - a realtor that is familiar with ranches, farms, horse property? We haven't committed to a realtor yet, and we want to make sure we work with someone good. Can you guys recommend a good realtor (horse friendly/knowledgeable a plus) in South County? Otherwise, we may end up using a realtor we have experience with, but she's out of county and not HORSIE at all...  Post a Response

That's not what I'd consider local (?) Or do realtors go well out of thier counties/areas? Any opinion on what should be prioritized? 1. Expertise as a realtor 2. Too many times you get someone who thinks just because it's not in a subdivision - more than an acre, etc. think you can put horses on it, but a lot of times that is not true at all. So any well experienced realtor can offer you the same benefits as one who is a horse person in their spare time. Everyone is entitled to their own opinion, but not their own facts. They're SO much more likely to know what you want/need from a property. They'll look for stupid neighborhood rules, like some "one four legged animal per acre" HOAs. They'll be able to look for what you want more clearly than a non-horse person. If you say "barn", so city folk would think an oversized rubbermaid shed would qualify. If you say you want trail access, a horse person will know that wide ditches on the side of the road aren't the same thing as a true trail. I don't have anyone to recommend, but I do wish you luck on your search "If having horses was easy it wouldn't mean nearly as much." - A. Houston  Post a Response

A "horsie" person has a better idea of what a "horsie" person is looking for. I have dealt with both in the past and find it better to use someone that is a "horsie" person.  Post a Response

She loves it. Gated, properties from 5-10 acres, community arena, hacking trails. I didn't want to go that far south and I live in San Martin across from Harvey Bear Park and love it! There's a nice 5 acre place for sale on San Martin Ave just north of Foothill. The previous owners took all the nice pipe panel cross fencing, arena, and round pen when they moved, but it is still very nice. My husband does mortgages and has worked with Lisa mentioned in a post, and has only good things to say about her, so she might be a good place to start. Good luck.  Post a Response

A horse property Realtor will know what true horse fencing looks like (with the fence boards on the inside the fence not the outside) and if the well can be used for irrigation or not. Zoning is always a big deal and also knowing what kind of out buildings can be put on the property. The best way to weed out a realtor that says they sell horse property and one that truly knows horse property is to ask them a few horsey questions (that you already know the answers to) before you let them show you anything.  Post a Response

Even the realtor that sold our place for us in Tracy was not an equestrian property realtor. When we bought our property in Tracy in 1998 the realtor that represented us claimed she sold horse properties all the time but I found out she didn't know piddly squat about horses. We just muddled through that one with our knowledge. When we bought our home in Oregon I made sure that the realtor specialized in horse properties and nothing else.  Post a Response

Thanks for all the replies, recommendations and offers to help! JM - thanks for the feedback about your friend loving it in Hollister. We are hesitant to go that far, but you can get SO MUCH more there for SO MUCH less! I know the community your friend is in. Have our eyes on a nice home listed for sale. If you want to send her an e-mail via me I'd be happy to forward it to her. She's single and doesn't drive, so was a little worried about being isolated (she's very social) and she raves about how nice everyone is. I do love where I am. I ride a lot at Harvey Bear, but it's also quick and easy to get to Calero, Coyote, Mt. Madonna, Coe. I really like Morgan Hill. Second street is closed for live local bands and dancing on Sat. nights during the summer, the 4th of July parade is great, and there are independently owned restaurants and shops on Monterey in the main part of town. I used to teach at Live Oak and the home coming parade goes right down Main Street. I'm a very happy transplant from the very northeast corner of San Jose! jmpinecrest-at-yahoodotcom  Post a Response
