I live in Preston-have visited 31, Lune St. It is now a jewellers shop(George Banks). From Harris Library ref books, in 1880 &1 the vict. of the Spread Eagle pub at 31, Lune St was James Helm. In 1882 Barrett's Preston Directory, the vict. was George Banister (spelt as shown on pages 51 and 293). At the same address are Livesey & Toulmin (cheese merchants) and William Crook (cheese factor). By 1885 the vict. of the Spread Eagle was James Walmsley. Hope this will help your search.
