South central PA chiming in here - glad to know there is someone else here that has been successful in this business - I've also been around since 1997 although I didn't start to get busy until 1999. I basically don't take any work from CA, and certainly none from new companies. That has been the best decision I made several years ago. I will work for MortgageDocs and Lori Cartwright and that's about it - perhaps a FASS once or twice a year.
