Why Did U Choose the Spot

I almost have the courage to open my own spot(Holds Breath).I can't seem to find the right spot.Maybe everything looks unfruitful or maybe I am being picky as a smoke screen for being "gun shy". Please tell me why you choose the location you are in renting/owning.Thanx-a-million
