Location is the world!
My first room was 48 square feet (law says 50). something like 6.5 by 7 and it had a sink in it. I did draw out my table and imagnary work to arrange it. You can wax from one side of a table--I always have. I did have my sterilization equiptment in another room but other then that it was self sustaining.
